Surface cleaning concrete (flatwork) is the bread and butter of the pressure washing industry. It is fast, highly visual, and relatively low-risk compared to roof washing. However, because the barrier to entry is so low, you are competing against dozens of other contractors for the same jobs.

The contractor who gets the job is usually the contractor who gets the quote to the customer first. If a homeowner calls you and you say, *"I'll drive by on Tuesday to look at it,"* they will just call the next guy on Google. You must quote them while they are on the phone. To do that, you must master the art of satellite flatwork measurement.

Step 1: Outlining the True Concrete Footprint

Driveways are rarely perfect rectangles. They curve around landscaping, flare out at the street, and widen near the garage.

Using a high-resolution satellite tool, you use the Polygon Tool to drop points along the very edge of the concrete. You must trace the entire perimeter to close the loop. If the driveway has a grassy island in the middle, use the Exclusion Tool to trace the grass and subtract it from the total concrete area. Let's assume the software outputs a final area of 1,800 square feet.

Step 2: Factoring in the Sidewalks and Patios

A rookie mistake is only measuring the driveway. When a customer wants their driveway cleaned, they almost always want the front walkway and the municipal sidewalk cleaned as well, they just forgot to ask.

While you have the satellite map open, you trace the concrete walkway leading to the front door, and you trace the city sidewalk spanning the front of their property. You add these measurements to the quote as "Optional Add-Ons." This strategy instantly increases your average ticket size.

Step 3: Calculating Machine Time (GPM vs Square Footage)

In pressure washing, time is dictated by your machine's Gallons Per Minute (GPM), not its PSI.

A standard 4 GPM machine paired with a 16-inch surface cleaner can typically clean about 500 square feet of concrete per hour. If your satellite measurement is 1,800 square feet, you know the job will take roughly 3.5 hours of trigger time.

If you upgrade to an 8 GPM machine with a 24-inch surface cleaner, you can clean 1,000 square feet an hour. That same 1,800 sq ft driveway now takes less than 2 hours. The satellite measurement tells you exactly how to schedule your day.

Step 4: Pricing the Job Algorithmically

Flatwork is almost universally priced by the square foot. The industry average for standard driveway cleaning is between $0.15 and $0.25 per square foot, depending on your local market and the severity of the stains.

If you program your quoting software to charge $0.18 per square foot:

1,800 sq ft × $0.18 = $324.00 Quote.

Before you hang up the phone with the customer, you say: *"I'm looking at your property on our satellite software right now. It's exactly 1,800 square feet of concrete. We can clean that for $324, and I can have a crew there on Thursday. I've just emailed you the official proposal with the satellite map attached. Does Thursday work for you?"*

You just closed the job in 60 seconds.
